Queensland property owner guide

Compare the service.
Understand the full fee.

A management percentage is only one part of a proposal. Ask for a written explanation of the work included, the charges that may arise and when you would pay them.

What should I compare besides the management percentage?

Put proposals beside each other for the same property and situation. List the included services, separate charges and approval arrangements, then ask the agent to explain gaps. A lower headline rate may describe a different scope.

Questions to ask about a rental management proposal
ItemAsk the agent
Ongoing managementWhat is included? What amount is the percentage applied to, and how is GST shown?
Letting and advertisingWhat is charged when finding a tenant? Which advertising costs are separate?
Renewals and inspectionsAre lease renewals, routine inspections and reports included or charged separately?
MaintenanceHow are spending limits, quotes, contractor charges and owner approvals handled?
Other workWhat extra charges could apply for statements, administration, dispute-related work or ending the appointment?

Ask for examples that match your situation

Ask each agent to explain the total proposed charges for an occupied property continuing under management and for a vacant property that needs advertising and a new tenancy. Use the same assumptions for each comparison. Request an itemised illustration rather than guessing from a percentage.

Check the written appointment

Queensland’s Office of Fair Trading says the appointment must set out services, conditions, fees, commission, expenses and payment dates. Check that the written proposal and appointment explain the same scope. Seek independent advice about unclear terms before signing.

What does AcaciaFields charge?

Request a tailored written proposal for your property. We will discuss the support you need, confirm suitability and set out the proposed scope and applicable fees before you decide whether to appoint the team. This guide is a comparison checklist, not a fee schedule.
